The script for the Orange County housing market has been the same for quite some time now. The year starts with very few homes on the market. The inventory rises slowly, peaking sometime during the summer. The long-term average for the active listing inventory is 8,000 homes; yet, it cannot even hit that level for a day, falling astonishingly short year after year. The headlines have been the same: “Not Enough Homes on the Market” and “Buyers are Tripping Over Themselves to Purchase.”

With rising interest rates, purchasing power drops for buyers considerably the longer they wait.

 Purchasing Power: An increase in interest rates by 1% translates to an 11% drop in the home a buyer is able to afford.

For the past several years, experts and prognosticators across the country had been calling for increasing interest rates. Yet, it never really materialized. According to Safewise, 9 Orange County cities are among the top 50 safest cities in California. All of the cities on the list have more than 11,000 residents, proving that their safety records are especially impressive.

In order to identify the 10 safest cities in California, Safewise reviewed FBI crime report statistics and population data. Orange County’s Rancho Santa Margarita, Aliso Viejo, and Laguna Woods are ranked consecutively at 2, 3, and 4!

Other Orange County cities, Mission Viejo, Laguna Niguel, and Lake Forest are ranked slightly lower on the list at 10, 11, and 12. San Clemente, San Juan Capistrano, and Irvine also made the cut, ranked at numbers 27, 32, and 37 on the list.

California home sales downshifted in August as low housing affordability and a tight supply of homes for sale cut into demand, especially in high cost areas of the San Francisco Bay area region. Home sales remained above the 400,000 pace for the fifth straight month, but sales have declined year over year for the sixth consecutive month.

420,000 California homes sold in August 2016 compared to 416,000 in July 2016 and and 430,000 in August 2015.

The median selling price in August 2016 rose to $526,000 compared to $518,000 in July 2016 and from $498,000 in August 2015.
