June 2011 vs. June 2010 Ladera Ranch Market Statistics
The Ladera Ranch average sales price decreased by about 8% from a year ago to $564,064 when compared to June 2010 (average sales price was up from $542,429 in May 2011 which was down about 2% from $558,216 in December 2010). The number of sold listings remianed about the same as market times increased by 22 days, up to 135 days. The Ladera Ranch housing market continues to be plagued by the numerous short sales that have been driving prices down. Expect more Bank Owned properties to come on the market throughout 2011.
