Statistics compiled from the SoCal MLS for June 2011 show Aliso Viejo's average sales price decreased by just over 18% from a year ago. The average sold price in June 2011 decreased to $369,988 vs $456,116 in June 2010. The number of new listings also decreased to 99, while market times remained at 91 days. Number of homes sold at 68 decreased from 87 from a year ago. In May 2011, 68 homes sold for an average price of $414,552. The highest priced home that sold in June 2011 was located in the Silver Oaks - Westridge neighborhood at 14 Roundtree Court and it closed escrow at $910,000. In June 2011, 30 homes sold for under $300,000 (which includes 17 that sold for $250,000 or less). Short Sale and Bank owned property accounted for over 45%, or 31 of the 68 homes that sold in Aliso Viejo.
